Everything Old is New Again !

May 5, 2009
Demolition has recently begun on the bulkhead.

April 17, 2009

Oh My!
This is what Dave Meranus is finding as he cleans out dryer vents
in several units.  Gives new meaning to the words, "spring cleaning"!

April 17, 2009

Look, gang!  No more concrete thresholds on the parking garage doors
to step over and drag your carts over anymore!

The door in the garage elevator lobby...

... and the door leading out to the garage.

March 31, 2009

You may remember that we told you the Community Room kitchen
was also getting some attention as part of our in-house projects.
We are now equipped with new cabinets to provide more storage
for the many events held in the roof.  Fresh coat of a new blue, too.
Lovely!

March 26, 2009

A crane arrives to load supplies onto the roof as the roof work begins.

Looking down Monroe Avenue from across the street - crane goes up.

 Supplies loaded.

Inquiring minds want to know:
If we use a crane to reach the roof, just how did they haul supplies to the top of the Pyramids?

 The eagle has landed!

March 24, 2009

Exterior work progress gets a boost from improving weather conditions,
work on the pool deck is underway, garage column repairs are coming along steadily, work is about to commence on the roof and the 1st floor ceiling tiles get a new lease on life with a fresh coat of paint for the first time in many years.

Balcony work underway on lines 04 and 05

Balcony work continuing on line 16 and line 04
Notice the difference on the beach wall - center section along the pool represents completed coating.

The pool has been completely sandblasted to prepare for repainting and repairs.

Repaired garage columns on the 4th floor are freshly painted, along with
the concrete bumpers, space numbering and parking lines.

Remember the ceiling tile project in the Community Room and Lobby?  All done!
Many owners have commented on how "new" the ceiling looks and what a difference it makes.

March 4, 2009

Work continues during our very cold winter season at the shore.
Our staff is also busy with indoor projects in preparation for your return!

"Look Ma - no windows or doors or balconies."

Continuing balcony work on the 16 line.

The Community Room and Lobby ceilings are getting a fresh look after many years of yellowing tiles.
Alexis and Alex put a freshly painted tile back in the ceiling.
As of today, the Community Room ceiling is complete.

Noticeable difference between the painted tiles and those with fixtures which had not yet been painted when this picture was taken.  As good as this picture is, it just doesn't do the real thing justice.

With the Community Room ceiling complete, the job now rolls right into the Lobby.
Pictured are George and Wellington.

Jose and Alex have been getting a good dose of the Michelangelo life!

All hands on deck for this project!

Jose painting the Community Room kitchen.  The kitchen is having a few upgrades done to it this week; stay tuned for the final product to be posted soon!

January 22, 2009

Sleeves are being replaced on the 08 and 09 lines prior to windows.
In preparation, all units are now being wrapped for protection, as pictured below.

Below:  The 02 line, done and looking good!

January 12, 2009

Work is in progress on lines 07, 08 and 09, according to schedule
(for current schedule, see the Updates page)

Look closely and you can see the difference in the brightness of the exterior coating between last season's work (far right) and the unfinished exterior at present time (left, front).

Workmen are back up on the swings after a string of bad weather days.  It's a cold one today when this picture was taken, but at least the sun is out!

Balcony/deck work in progress on the 03 Line, beach front.

Fresh paint on up-ramp railings and on newly repaired garage columns on the 1st floor.

Repaired and repainted garage columns, 1st floor.

Lastly, while not directly related to the construction project, we thought you would
like to see the "new look for the new year" in the 1st floor beach hallway.

You will head for the beach this summer down a bright, fresh and much more "beachy" hallway!

You will recognize the colors as being the same shore-themed colors from the Exercise Room.

Lockers also have a fresh, new look with new and larger numbering and new hasps to replace the old, rusted ones.  We hope you will enjoy the new look while on your way to summer fun in 2009!

September 18, 2008

Phase 2 of construction has begun on the north side of the building.
See the crew at work on the 16-line and 03-line balconies, and around the pool deck.
Of course, these 5 pictures do not represent the total area of work in progress,
so stay tuned for more pictures to follow soon!

Monroe Avenue side of building complete.  It's bright, clean and looks great.

Unit Preparation, Door Installation & Coating Pics

Units are prepped to ensure protection of your furniture items:

Looking at the pictures below, it is easy to understand the Code Enforcement
requirement that only contractors are permitted in a unit while windows
and/or doors are removed:

A lot of materials and tools......

........in close working quarters.....

 ......with a big empty
space leading outdoors, several stories up with
no railing protection.

Lastly, a great picture of the Dugan contractors applying the new coating
over the white primed areas, working from the top and moving down
(between the 16 and 17 lines):

April 10, 2008

What the new coating (Mohave Tan & Cameo) looks like,
applied to our test area.

New coating is obvious!  To the left of the window.

Amazing contrast between old brick and new.

Exterior work continues:
