SALES POLICY

As listed in 9600 Rules & Regulations, Page 7, Paragraph XVII

  

ALL OF THE HEREINAFTER REQUIREMENTS MUST BE COMPLIED WITH BEFORE SETTLEMENT AND OCCUPANCY OF THE SAID UNIT.

 

1.                  All of the following must be delivered to the Manager’s Office prior to settlement, for review by the Manager and/or the House Committee:

A.                 Agreement of Sale

B.                 A transfer fee of One Hundred and Fifty Dollars ($150.00), payable by the seller.  This fee is non-refundable in any form and covers a complete set of Condominium and Insurance documents to be transferred to the buyer.

C.                 Acknowledgement that for the sale of a unit, one parking space will be reissued by Management and may not necessarily be the owner’s existing space.

D.                 A “Certificate of Land Use Compliance” is required before a unit can be shown for sale.  This document is to be obtained from the Margate City Building Inspections Department.  For this inspection, all kitchen and bathroom receptacles must have Ground Fault Interrupter (GFI) switches.

2.                  All prospective buyers must complete an interview with the Manager and/or a member of the House Committee prior to the date of settlement.  This interview can be arranged through the Manager’s Office.

3.                  The buyer is to be informed that a working capital fee equal to three (3) month’s current maintenance fees is to be paid to Ninety-Six Hundred at the time of settlement.  This fee is not escrow of any kind, nor is it maintenance fees paid in advance.  This fee is non-refundable in any form.

RENTAL POLICY

1.                  The Manager must be informed, in writing, 14 days in advance of the intent to rent a unit.

2.                  The following documents must be submitted to the Manager’s office before renter takes occupancy:

(a)                Fee of $100 for each year of the lease, payable by the owner.
Non-refundable in any form.

(b)               Copy of Lease Agreement which must include the names of all renters and all other occupants of the unit.  Agreement that NO PETS are allowed by anyone, including visitors, must appear on the lease.

(c)                Certificate of Occupancy (“C.O.”) from the Margate City Building Department.  All inspections for rental must be escorted by the unit owner or authorized real estate representative. 

3.                  Renter must schedule an orientation interview with the Manager, before taking occupancy, to receive and sign for 9600 Rules & Regulations, parking permits and to activate FOBS.  Unit owner will be held responsible if renter does not abide by 9600 Rules & Regulations.

4.                  Renter will be assigned one parking space and must display the appropriate 9600 parking sticker at all times for the duration of the lease.

5.                  Unit owner must provide the renter with keys and FOBS.  Additional FOBS are available at a non-refundable charge of $25.00 and are available at the Management Office.

6.                  If, for any reason, any of the above information or references are found to be unavailable or unacceptable by Management or the Board of Trustees, they shall have the right to reject renter.  

7.                  Effective October 6, 1985, the Board of Trustees will apply the following sanctions to unit owners who fail to comply with the Amendment to Paragraph 12A of the Master Deed, which provides for one rental per calendar year, for a minimum of three (3) consecutive months:

(a)                First Offense:          $1,000 fine

(b)               Second Offense:     $1,500 fine
